THE ARC: WHAT IS IT AND WHAT DOES IT DO?
The Architectural Review Committee (ARC) is comprised of a few fellow Graf Meadows 2/3 homeowners who have volunteered their time to see that certain guidelines and standards, as expressed in the CC&R's, are followed. These guidelines and standards are intended to ensure that our neighborhood remains a place we are proud to call home, and therefore helps protects the investment we have made.
As a homeowner in Graf Meadows 2/3 you should have a copy of the CC&R's. If you do not, please let us know and we will get you a copy, or you can download a copy from this website by clicking here. The CC&Rs contain fairly specific guidelines and standards, mostly dealing with issues that relate to the look of houses and yards in our neighborhood. Fences, walls, house paint color, outbuildings, etc, all fall under the auspices of the ARC. The following guidelines on when/ if to involve the ARC may be helpful:
If you are planning any project affecting the appearance of your home/ yard, details should be given to the ARC prior to the start of the project. The ARC can be contacted by emailing arc2009@grafmeadows.com, by mailing to our mailbox address at the foot of the page, or by directly contacting a current ARC member.
If you have a concern or dispute with a neighbor, and it is over an issue covered by the CC&Rs, the ARC refers to the CC&R's to make a judgment. However, this should only come to the attention of the ARC after the individuals involved have discussed and attempted to address the issue. Neighbor talking to neighbor is always the preferred first step.
If you have a concern or dispute with a neighbor, and it is over an issue not covered by the CC&Rs, the ARC and Home Owners Association has no authority or jurisdiction and cannot take action. This may, for example, include noise or improperly located basketball hoops. These may be covered by County regulations so if you have an issue such as this we recommend you consult the County.
